From what I understand, the process appears to be relatively synonymous, but dealing with foreign payments and foreign entities is unchartered territory for me, and I want to make sure I deal with closing and managing this property in the right way.

We do commercial multifamily so this is new territory, I know the expenses are a lot less than in multifamily but never done the underwriting. 

However, I don't like the potential constraints with growth on this (territory size, royalties, franchise fees, etc).I also like the idea of starting my own business from the ground up. 

This is why traditionally they only let the rich participate, no one cares when millionaires lose the 2nd home because of bad investments.For non-accredited we are in uncharted territory. 

But I guess hindsight is not always 20/20, and I guess that is part of the real-estate territory.

I have another friend who is expanding into the STR business with in KC (He owns the territory for the company he bought in to...right now he is just in STL)Happy to give you his info as well

They can push a DSCR loan into negative cash flow territory which makes the rates even worse.

Outskirts of Phoenix cover alot of territory so not sure what is happening in the rest of the valley. 

I've never seen anything else however if you're under 1M then you're in local bank territory so it would be bank by bank policy.
