@Ori Skloot that is a GREAT story, especially the part about getting the teens to work for you! 

I would say average margins are in the teens and so you need to flip about a home a month before it makes sense.

This is unlike most syndications where the Sponsor wants to hold for only a couple years after a major rehab and reposition in hopes of selling resulting in a high-teen IRR.

They remember the 70s and 80s with rates in the teens and the S&L crisis.

Done right, you can net high teen returns with fairly low risk and remain reasonably liquid.
