I am looking at different loan options but to break even (not having to put any money of my own in the house after the initial down payment) the current down payment required is that much. 

By highlighting properties in high-demand areas like San Ysidro that are ripe for SB-9 developments, you'll attract savvy buyers and investors who are eager for strong returns.

Rather than concentrate on the initial cash flow, concentrate your effort on markets that have indicators of strong rent growth.

@Jack Cottrell You Vacancy & Maintenance percentage are aggressive and may only work for a Class A rental/tenant.If the is a Class B or C rental that will attract Class B or C tenants, you should strongly consider increasing those percentages.NOTE: we deal with a LOT of Class B & C rentals, so we replace "Vacancy" with "Vacancy/Tenant Nonperformance".
