I than thought it was tenants, all the "what if's"; what-if they have a fire, what-if there is a shooting, dead body, drug raid, break-in, squatters, feces art, etc etc etc.....   

By the way, from what i read in the street journal, the rental market in many regions is holding strong despite economic shifts, so that could play in your favor as you move forward.What’s your gut feeling on the timeline for scaling up.. are you looking to ramp up quickly, or do you prefer a more measured approach?

@Kenneth Tiedemann if you're investing in San Diego, I've had good experiences with easy street capital and aqua funding.

Use online tools like Google Street View, neighborhood data sites, and even local Facebook groups to get a feel for the area.

Just the other week I was giving a tour to a potential Canadian investor, and they were shocked at how quickly a street goes from mid/high-end to....well, not as desirable.

In one street it might be a great deal, the next it may be a nightmare. 

if you are going to do things like include utilities, or have an off street parking spot, other amenities etc, there's no reason in my mind you couldn't "charge a premium" for a premium unit/service.

It's not what I would call a super rough, probably different street by street, and would most likely depend on the neighbors right around the property.
