I'm leaning towards the Buy-Rehab-Rent-Refi. approach, and then flips sprinkled in afterwards.As someone who's relatively new, which direction would you point me?

This specific project area has always been Industrial with just a few retail spots sprinkled in.  

They're easy to find, but interview them and sprinkle in questions you know the answer to.

Make sure you use 100% vinyl; I wouldn't use the vinyl coated sawdust like Pergo in a bathroom.

Reuse what makes the house unique, sprinkle in color with hints of contrast, add character and most importantly make a plan that even if a material was budget friendly the way it’s being installed has attention to detail without looking cheap!

The site is not just one locale (eg SoCal) but domestic continental USA, Territories and now  sprinklings of Europe too.It's hard to make a "one size fits all" response with so many jurisdictions in play.
