I basically eat the cleaning cost as I want my units to sparkle at showing and with a fresh coat of paint as well.

Laminate flooring, updated cabinetry, sparkling bathrooms, all are important to more of today's "informed" renters.

I think the key is making the place look fresh and clean, not sparkling new with all new cabinets, counters and HGTV sparkle.    

The sparkling lights of the Bay Bridge and the City from my deck, the all year outdoor weather, gorgeous hiking trails and parks 2 miles from my front door, world class theater, concerts and events a short BART ride away, and some of the smartest people in the world all around me.

And when I talk with them, I can see this sparkle in their eyes.

Minor repair OK (ie. oil change)-lease also says that the tenant is responsible for damage caused by their invitees or guests-sign off on "end of lease checklist". send 30 day letter spelling out what needed to be done to prevent charges. ex broom clean (100) no stains on carpet (50 per), lawn mowed within 2 days of vacating (50), oven (50), tubs (25), sinks and tile floors " sparking" , no dog poop in yard (5/pile), all light bulbs working (10), all light fixtures clean (10), windows " sparkling", no cobwebs, auger toilet, rekey locks (per cylinder), painting (per room, or SF), cleaning appliance, stripping/waxing per room, carpet shampoo per room, light cleaning, heavy cleaning, trash removal per pickup load, etc-----Have several LLCs and hire one of them to do the work and subtract from deposit.

Have the home ready and sparkling for the showing.4.

@Sparkle Carlock MTR's can be very good, but I wouldn't limit myself to that in Indianapolis.

And with cool videos like you just saw earlier and the comments that were made in reaction, I think they're succeeding.So before you know it, people from Oakland, Richmond, Fremont, San Jose, San Francisco and everywhere else in the Bay Area will start viewing Sacramento as the new hip spot that's way cheaper but still has several professional sports teams, a major college, an international airport, and the sparkling new Golden 1 Center to host all the music concerts their heart's desire.
