No correct or incorrect, just somewhat different perceptive.  

Like most folks I had a negative perception of Detroit.

I don’t think your perception of VRBO guests is accurate either.

We all understand the customer experience challenges along the way and the perception that this business cannot be automated.

(Mistake #3, not monitoring it myself or being a more sophisticated system.).

The file is limited on what it can do, and misses the mark on things like depreciation recapture or like-kind exchanges, which will impact returns, but it’s fairly sophisticated relative to what you can find out there or if you were doing it yourself with limited knowledge.

The reason you can generally only participate if you are accredited is because regulators know that it is easy to get taken in these deals and it is assumed (wrongly so IMO) that if you have a higher net worth and can plunk down a big chunk of cash that you have the sophistication to understand the investment. 

But what Bitcoin has at the moment is the network effect and the  growing perception of being a permanent player in the arena. 

While dropping the price did generate some showings, it might be worth holding steady for now to avoid the perception that something is wrong with the property.

Sellers are sophisticated enough to pick the best offer, they only see the price and the terms, any other negotiating tactics are a waste of time.
