Timing will make a big difference leasing this SFH in Seattle— if possible, aim for your vacancy to hit the market ~May 15th to June 15th, maximizing time on market for a June / July lease start date— this will give you the largest tenant pool, lowest vacancy time & highest rent.

Each unused lock/deadbolt gets stored in a freezer bag with date and unit the lock was last used on -- so we do not inadvertently place the same lock on the same unit.

The substitute of collateral was more of a scenario where you sold for $155K, and instead of paying off the $88K loan in your scenario, those funds stayed at the title company and were used on a cash purchase happening nearby in date

We have only 2 criteria for the order we process applications: 1) nearest move in to the date unit is available to be rented 2) order that the completed applications are received.If we had a unit for rent that would be rent ready Jan 15 and have multiple applications, the application processed first is the one who can move in the fewest days after Jan 15.
