Not allowed to use software to set your rent.

You will need a software, screening policy, work order request system, etc... 

Then the prices lower towards the date and you end up booking at a low price or worse just being vacant.I think manually pricing your STR'S is a much better approach.So many people are looking for the next cool software app to buy a subscription to.

Nowadays, people can make paycheck stubs/W2's that look convincing so just make sure you invest in software that gathers verified information on applicants.  

They have nice looking direct booking sites, but I'm more curious about their digital marketing training and crm software included with their package. 

DIY tax software like TurboTax may not handle nominee interest, depreciation, or LLC structuring correctly, so working with a real estate CPA experienced in sub-to deals is recommended.

Of course, the one thing that I failed to address was the text question but that is applicable under TCPA as well.

To answer your question, you can use AirDNA or another short-term-rental income analyzing website or software.

May consider software until then.

I definitely get most of my information here + my software email updates usually keep me pretty well informed.
