It was denied due to there not being proper working smoke detectors in the property. 

Turns out the daughter's boyfriend was smoking in the bathroom...Sometimes they can scrub, others it has to go down to the studs and rebuilt if there's been a lab.

So when and if they tried that stunt on us we just would keep the EM and resell.but in practice those guys always closed we smoked them out day one.

I know 3 units and up require the hardwired smoke/fire alarm with horns and pull stations, but not sure about the sprinkler. 

He is honest in what he puts out and doesn’t blow smoke.

I will take the haircut/dilution risk, go smoke a bunch of "hope-ium" that they can squeeze blood from this turnip in 3,4,5 yrs from now...If not, such is life. 

I understand that isn't what you thought initially but 15k is insane to get what you got and ended up with.There is way to much social med. crap that "get rich quick" is a pure and total smoke screen regarding real estate.

Then I discovered RHAwa.org which for $110 a year you get access to their attorney created lease agreements along with several addendums (bed bugs, crime free addenda, smoke free addenda, notices).

You should use a state-specific lease that is clear regarding the start and end dates, the monthly rent, the fees that will be charged (ex. pets) and those that may be charged (ex late fee), the amount of the security deposit, and a clear list of rules associated with the property (no smoking inside is a big one as are rules related to parking).
