I suspect there to have been smoking in the unit which is prohibited in the lease agreement.What would be a proper way to address this and reasonable deduction to the security deposit for the extensive cleaning due to the excessive dog hair, damage to door and door frame and the high possibility of smoking that occurred in the unit?

In a mortgage foreclosure, liens that are more senior survive, and junior liens are divested (at least for those where proper service of the notice of sheriff  sale was properly delivered to the lien holders).

Because multifamilies often have proper back yards and are in neighborhoods built for families, I've at least found that multifamily tenants are more likely to have kids and often that means that they're more likely to know a couple things about home improvement and either have special maintenance requests or want to fix unit issues themselves.

If you dive deeper, STR lenders that do DSCR (and do it properly) typically use any/all of the following three data points for deriving the STR rental income for the loan, and thus qualifying the transaction's DSCR:- AirDNA- Seller/Owner trailing twelve month booking history- STR 1007/STR narrative analysis from appraiserHope this look under the hood helps!
