The banks/credit unions said I needed 6 to 12 months of ownership to get refied. 

Gifting her cash simplifies ownership but forfeits these tax advantages and requires filing a gift tax return for amounts over $19,000 (2025 annual gift exclusion).

Along with doubling in value, it has had one tenant the entire time of ownership, in fact, the out-of-state owners have never seen the property.
