Admittedly I do all the 'permitted' work & save a LOT & the oldest NG unit is 12 years, with the oldest electric 7 years, both have had no issues at all.In 2017 I replaced an 80gallon HW tank at our 1960's era 7unit with an AO Smith GT15-240 NG & have not had an issue or complaint of 'no hot water', once common with the old 80 gallon.

The whole process takes an entire day, from disconnect in the early morning, thru panel replacement, then city inspection, then utility reconnect in the afternoon/evening. 2) It's very common to find the un-grounded two wire electrical in the 50's era homes.

My quick tips to start:1) California not Cali... 2) determine your budget3) grab a map and get to know the difference between West Los Angeles, South Bay, Mid Cities, South Los Angeles, East Los Angeles, San Fernando Valley, San Gabriel Valley, Downtown and surrounding areas like Silverlake, Atwater Village, Los Feliz, Echo Park in a general sense.

One of the things that has been true for me over the years is, a well designed lighting/elec plan can be the difference in feel from a 60's era house versus something a lot newer.
