Most times you can be pretty safe estimating an hour for this, but if your property is in a rural area or a heavily congested urban area with slow-moving traffic, you may need to be realistic about it taking longer.BTW: you should be realistic about a Service Call fee even for little jobs.

Do your due diligence.furthermore, are there any burnout houses close by, is it in a safe neighborhood, is this in a rural area, is it a metropolitan area, what's the economy like there, just because other places nearby are renting doesn't mean that your house one block over is not next to something that is uninhabitable, or poses a security risk, or maybe near an abandoned field, a graveyard, an airport, many different factors there to consider.

So in my opinion, it teaches me how to use short-term leverage to build an income snowball...then once I get an efficient and ever-increasing machine...I pivot that into getting more long-term assets (using safe, long-term leverage).

You can put a mortgage into a "trust: without triggering a due on sale but again contacting your bank/lender is the best route to avoid any issues.Some banks/lenders or servicing companies change guidelines and even a trust may require other paperwork but the attorney usually facilitates that to be safe.

Hi @Zhong Zhang I have used vacancy hacks over the years to get personal properties under 1% when turning tenants over. 3% increase depends on renewing or getting new tenants, when renewing tenants that's a safe amount.

Guns done kill people do.. well sub 2 does not kill sellers the people that do sub 2 with bad intent with not enough money etc etc they are the ones killing the sellers the sub 2 is just the vehicle that led to financial mortality for sellers in a sub 2 gone bad scenario.. and U cant have thousands of students who you know for certain have neither the capital or character to pull these off safely for the Seller..
