Earning interest outside a retirement plan sucks. 

Fast forward 20 years: I now have money in the bank, excellent credit, live modestly on my own, and run a business that’s doing well.Unfortunately, I wasn’t able to save much for retirement during most of my life.

I am also a huge fan of real estate and for the past 50 years there's been a way to combine both.By leveraging a Self-Directed IRA, real estate investors enjoy both the traditional advantages of property ownership and the additional tax benefits of retirement accounts, creating a powerful wealth-building strategy.

I'm a retired engineer and have been successfully using income from these houses to support my retirement without dipping into retirement savings.I'm transitioning my business from rentals to a franchise and would consider selling one of my houses (5 br/4 ba - the other houses my son while he's still attending).

Keeping yourself not so leveraged helps you sleep, while leveraging enough, helps you retire early! 

Perhaps they want long term income for their retirement and ultimately their heirs.

I am a retired USAF 20 year career and I have never used my VA loan eligibility, because it is a bad loan.  

Unfortunately, one of my Apts had to have all the pipes replaced and at the time the retired plumber went with copper. 

End result here is that whether or not the new property was eligible for a 1031 exchange you were investing inside a qualified retirement account. 

Is using a self-direct IRA to fund this venture a way to defer taxes until retirement ?
