There are new flat panel tv's, new electronic door locks, a new ansul system in the restaurant kitchen, 2 new handicap- accessible restrooms in the lobby area, new water saving toilets and smoke detectors, and new wi-fi capabilities throughout the hotel.

Most older buildings have 8' ceilings, and everyone likes higher ceilings now.Newer buildings on the other hand are designed with more modern amenities, wider halls and restrooms, energy efficient heating/air and windows, wired for high tech uses, etc., and usually have more parking.

I found that when doing this everyone keeps up with the shared areas and really my cleaner is just going in to sanitize restrooms, wipe down countertops, dust and mop.Don't try to delegate any home maintenance , just outsource it and include it in the rent.
