Admittedly, I am not one that typically finds paid mentorship very valuable, but I also respect that my degree is in business with a focus on real estate, and my first job out of college was in real estate (so it is a little hard for me to take my 20 yrs of knowledge and rewind it to try to view mentors from a completely fresh lens).A couple points: I view mentors, especially these expensive ones as a catch-22.

Look, this MTR of 30 days+ is completely arbitrary.  30 days stay is much closer in respect to tenant types to STR.  

From the website and information packet I read through it seems like a good way to dip a toe into farmland investing but haven't really been able to find any independent reviews or feedback that isn't posted directly on their website.

So I'm thinking a good target will be around $30k/month to replace both of our incomes and live how we want to live, respectively. 

Just because someone is buying at 70 to 90% of value doesn't mean anything with respect to the 1% "rule".

Now less than a year later, the property is being sold as a duplex and everything on the city and county’s website said duplex.

Is there a website with just seller-financed listings that I'm not aware of?
