They hope they take the building back because large amount of equity can be created when they do ultimately refill the building with a national, credit tenant and resell or refinance the building to hold.

Again, a bit low but I can resell this unit post renovation for ~$3,200,000 so it is up about $550,000 in equity in the 6 months I have owned it. 

@Sasha Josephs,That's going depend on your state.Some states misinterpret selling your position in a contract as reselling the associated asset.

The major changes is how we gather information or how we contact sellers.. what has not changed at least very little is how we resell.

As in, rent the room out to househack not create a divided space.The re-sell value for SFR over MFH(2-4 units) will more than likely be superior in forms of an absolute value and percent basis in really HCOL areas. 

But I know that I've never seen a property sell at auction in our market that was any where near enough of a deal to really whole saleAlso- you're buying the house outright with cash, IF you found a killer deal then I think you'd actually have to close then re-sell to an investor.
