CM is right out there in the public, inviting us into his home with his videos, a social influencer with a lot to lose by ruining his reputation.

Bonus points if they can refer you to reputable contractors in the area. 

But seems like being a sponsor could be a good gig.. although you do have your reputation at stake if not your PG on these deals..  

You do that with skill, time, and reputation.

They can change terms basically at anytime before closing for non-owner occupied - is it good for the reputation - absolutely not - but it does occur.

I would suggest to contact a reputable PM in the area to get the real feel.
