When fixing a different AC unit, my AC repair man noticed the luxury unit and has stated that he would like to move into the unfinished unit because he's getting separated from his current wife. 

 $50 fee every time they called a repairman.  

After calling the appliance repair man who said it would be costly, we just ordered a new one.

Fine for refusing access for me and repair people---yes people call to have things repaired, then refuse access to the repair man, costing a worthless service charge. 

But for the few calls I get, I will gladly call the plumber and repairman for $185 per month.

Or as noted you give notice of when the repairman will be there depending on your state. 

When I do need a repair man I'll advertise for a "Jack of all trades" with their own tools, post what needs done, and how much I'm willing to pay.

With the time difference depending on where you are deployed and how much time you can devote to seeking out potential repair man or contractors and dealing with the hassle of non-payments etc. it really would be your choice.

Ours is sort of similar- had AC serviced then tenant calls their own AC person and is saying we need to pay their repair man plus for two window units they purchased.

When the place had issues, I invited the landlord inside to have a seat while his repairman fixed up the place.
