I do think you need to do some research, but you will get skimmed beyond belief by a PM who knows you are out of the country because no good PM companies are taking a one-off residential for 7-10 pct., it's not worth their time.

I particularly loved the section on "how you crushed your limiting beliefs."

It was firmly our belief that the female ghost had been keeping people from buying the property for over a year until she found a buyer she liked.

I use the data case Shiller used to publish on total residential RE return for large cities for this century (it is my belief it is no longer published as I have not seen it in a few years).  

I personally am more restrained in calling someone sensitive, thin skinned, etc than Jonathan but you have crossed the line to were I share his belief.

However, it’s a belief that is often exploited by gurus and companies that fill ballrooms and rarely share the truth that REAL ESTATE INVESTING IS NOT EASY.
