Many DSCR programs require an investor to have a mortgage history- there are some DSCR mortgage programs that will work with investors who are renting- some refer to them as first time home buyers (FTHBs)- DSCR loans are only for investment properties where the owner isn't living there.

The term curb appeal is simply referring to the home's exterior being appealing, which doesn't have anything to do with plants or pots or items directly.

Real estate often rewards patience, and holding in a market like this can allow you to build wealth steadily as property values grow.

the cash flow you are referring to, are you attributing that to the $900 difference between the PITI and the gross rents?

Get at least 3-5 quotes and check references.
