Purchase price: $185,000 Cash invested: $106,000 Sale price: $394,100 complete interior renovation, merged two bedrooms to create master suite and vaulted ceiling, opened main floor so living, dining, kitchen and foyer all connect, in floor radiant heat (important on lower levels in Wisconsin) and custom vanities and tile in baths.

I'm hoping some of you can share some insight on the importance of certain amenities for attracting and keeping tenants such as:-An enclosed garage-Air conditioning-Radiant or central heat-1 vs 1.5 bathroomsWhich are considered a must-have, nice-to-have, or are irrelevant?  

The version of the American dream the herds want is easy and big money.

Has anyone used Radiant Property Inspection for home inspection?

We got a couple quotes from general contractors at the beginning of the process in the $250k range (fully finished) We plan to finish on the upper end, with stucco, recycled brick from the demolished garage, marble counters, hardwoods, and radiant heated floors.

Like the time I was buying a herd of cattle from a rancher.

Why follow the herd?

I just don't want to join the herd and do what everyone else is doing because maybe they're all wrong and just following each other off the cliff.
