The sales position is purely commission-based and 1099-related so I have to pay for all of my expenses that otherwise a W2 employee would get which also unfortunately STINKS. 

Luckily I was able to catch a couple on pure accident.

Purely based on the park income, the NOI @7.5 cap show a valuation of $1.0M, because of the land, POH and pads for expansion I offered $1.2M for it.

As a pure investment, I don't love condos (my first investment was a condo).

They are pure greed!!!

There is more that goes into these decisions than pure financials sometimes.

It's a pure B2B concept, where adults, knowledgeable and knowing what they are doing, can get rid of dilapidated, uninhabitable properties, or buy those properties for fixing and profiting from rehabbing.

A 100 unit building needs meters, anything less is purely stupid.

So someone who is looking purely to maximize potential return (and has unlimited time) is unlikely to find this a good fit.2) Those sponsors you listed: Every investor comes from a different risk tolerance, financial situation has different financial goals.

Do keep in mind, we are not approaching this from a purely investment standpoint.
