A neighbor has brought to my attention that a dead tree on my new property is at risk of falling onto their shed and home and that I would be responsible.

Although instead of knowing about roofs and rehab.. land folks need to know about:Zoningwhere is the power  is there internethow deep are the wells or is its an area that water is super toughDoes it perc. and or how expensive are septic systems.Wetlands Etc.Now if you target land with all city services then its just dead simple.. figure out the retail value and buy below it and do your flip..

It's been 2 or 3 hours I've been calling this list and it's riddled with dead numbers, or more likely calls someone who is not even the owner of the property in question!

Buying cash flowing notes is certainly a lot easier :) Well by the same token you can get awarded child support from a dead beat, doesn't mean you're getting any money out of it.

This is after having done over 250 deals and I honestly felt like David Koresh or Jim Jones were back from the dead and lurking nearby.

How hard is it to direct a gutter downspout away from the foundation, cut a stump off a gas line, cut down the giant dead tree in the yard, at least caulk and paint, etc.?

if we did not have those lenders RE would be pretty much dead .. 

But, i do have a couple of LLC's, mainly for transferring property to children or spouse when I drop dead.
