Good afternoon everyone,I have a question for anyone/everyone that is willing to ponder it.I have been looking for something posted on strategies and techniques for positioning yourself for taking advantage of market contractions and downward curves etc.There has been a lot of talk and articles written (for over a year now) about the impending "bursting real estate bubble".

Hmmm, I've been pondering this scenario for some time. 

I have pondered such efforts too and the work, and added headaches, takes these 'passive' investments to really active in reality.

Right now, I find Denton itself to be too pricey, but Krum, Sanger, Ponder, and Valley View are all much more in range. 

However, I am still pondering this decision as I am a safe person.

When they're selling for $170,000 and renting for 1600/month, they can approach too-good-to-be-true.I do think the stadium will generate more commercial investment to the area, but I'd have to ponder more how that would play into appreciation/rent/demographic changes.

So margins & positive cashflow optimization are something I ponder often. 

I've been pondering the same question in my own grey matter.
