Has anyone used Patch of Land for funding ?

Yeah, it's an interesting model--I can see how it could work really well in some scenarios and not work at all in others. ...for one thing, you have to use furnishings that in-line with the look and grade of the property, and which are appealing to the typical tenant--which I'm sure can be a bit hit and miss...   ...I suppose that one hidden benefit with a furnished unit is that you don't have so much wear and tear from tenants moving furniture in and out, hanging pictures on the walls, etc....I just finished a rehab at a LTR property--the tenants were pretty good and didn't cause any excessive wear/damage, but even then, there's always a lot of patching and re-painting that needs to be done after long term tenants leave....

I went under contract and my inpsector came back and told me the house has foundation issue. floor sloped and outside brick wall had crack but being patched.

Paint touch ups, drywall patching, doing a backsplash, etc.

This includes, repainting and patching some holes. 

When tenant moves out my wife and I will clean up real good paint and patch on a Saturday afternoon. 

But if you have enough to lose, why would you want to risk it by going cheap and patching things up disjointed here.

A drywall patch, mud and repaint will cost your, say, $300 regardless (I know the size of the hole matters, but your rent doesn't).  

If you can barely handle 1 rough patch, it'll mean 2 will tap you out.

Charge for wall patching for pics etc.
