If you want NNN that has rent bumps built in annually in the firm term then restaurants is where you will find the yield and growth.Generally 2% to no more than 3.5% bumps a year.Occasionally some in the 1% to 2% bump range.You can also buy pharmacies that are ZCF (zero cash flow) deals or you can buy into existing firm term leases at higher caps 8 to 10 that have maybe 5 to 15 years or so left on the lease.Cash down is generally higher in these cases.Jon mentioned a Walgreens as an example so I just wanted to show the difference between NNN and buying the little rental turnkey properties.
