@Devin James  I'm straying from the question slightly, but personally if I was able to raise those funds, I would use it as a downpayment and get a loan for the rest. 

If you are the only one on title and the only person that can sell it, you have leverage to threaten to sell the place and that contractor gets nothing.

My post above might seem harsh but I'm really just trying to give the hint that if this poster is a real person (and not AI), then they need to stop with these posts and be more human if their goal is to attract clients.

If one person is cooking a big meal, then it's tough for the other person to find any space for meal prep.

@Mark Towey I don't "farm" areas personally, it doesn't really fit the niche I'm personally going after, but what I have heard from some major agents in my market lately is that farming is not near as productive as it used to. 

Be mindful that there are rules that the lenders want you to check off.Furthermore, there are other rules on the tax side where you want to normally be under to get the most tax benefits.The magic number in both instances is '14 days'Lenders want you to stay atleast 14 days to meet the secondary home requirement.The tax accountant normally wants you to stay less than 14 days or 10% of the days it was used as a rental to treat it as a rental and not as a personal residence.Best of luck!

Been looking for answers for few days and finally found it: up until 2018 IRS used to allow to open EIN with another EIN, but now responsible party has to be a person with SSN.

However, because I am unable to make trips to scout locations or look at homes in person.
