The concern with the DSCR loan is that I need to make the property present as though it's rented to individuals during appraisal (tough since it's a working rehab facility now) and must create another lease that shows the tenant as personal and not a company.

Boostly is a great company and the founder is a great guy!

He told me to call in sick and come to the training lol but then he handed me his personal copy of the phone script that he had been using during his presentation.

I personally again in my opinion only.. but these guys could be fake lenders.. for sure HML  do not have a requirement that they can only lend to a corp..

@Micah Huffman unless you are going to commit to learning some basics about being a landlord AND are willing to commit at least 2-4 hours each month managing a Property Management Company - it's probably best you sell.Otherwise, it's highly likely you could lose more due to bad tenants and management.

@Kyle Carter People hit on the obvious, hype and excitement of a large name company like apple moving to an area. 

-Zach, those coaches are employees of our investment company and have played a huge role in the 2,000 + units we've been able to acquire.

I personally am interested in creating a long-term rental portfolio but I'd be interested in hearing any strategy, ie. house flipping, short term rentals etc.

But the deposits did go to an escrow company, not directly to the seller.

I second this, I use rentredi for my personal properties and it makes life super easy.
