@John Clark I ran a nonprofit for 5 years and considered that option for this strategy, but, for a lot of reasons, it would be more limiting in the long-run.

Illegal offering of investments, especially to investors for which the investment risk is "inappropriate" is an ongoing serious matter; as is outright fraud on the part of sponsors. 

The garden unit tenants stopped paying rent, and I had no choice but to start the eviction process, which is still ongoing.

May you deduct ongoing costs from the property like mortgage interest, replacing appliances, property management costs, etc with an SL?

In my market there are 2 reasons that keeping is smart.  1) the historical long term appreciation is on going, going back to when records started tracking the appreciation 2) the property tax is near fixed cost.  

Real estate offers the potential for both ongoing income (from rents) and long-term value growth, which can diversify an investor’s portfolio beyond traditional instruments.

Once the tenant is out, I plan on going back to my original insurance carrier.  

The other unit that turned out to be one bedroom is still vacant and now needs significant repairs and I barely see any revenue because of all of the ongoing repairs that are needed (eg the kitchen tile has come apart).
