I work and gel with investors VERY well as I am one too and have been investing in Indy for almost a decade.

That's step #1.Far too many people want to run a marathon so the first thing they do is buy some expensive running shoes, moisture-wicking shirts, a $300 fitness tracking watch, a $30 app, a 60-pack of energy gel, etc.

Sort of like living on Reds, Vitamin C and cocaine; to living on the nicotine patch, a multivitamin and diet soda.

I’ve sprayed and that doesn’t work so I’ve resorted to using Terro gel.

I have one memory foam and one gel hybrid for the King and Queen.

We wore masks because of COVID, and when we went outside could still smell cigarettes/nicotine through the mask.

If you can't be open to people sharing experiences that don't gel well with your strategy, don't be dismissive, just ignore and move on.

To my shock, the room was full of smoke/nicotine aroma. 

I would also recommend some wood shutters as well as gel staining or wrapping those few posts you have in the front with wood.
