What's labeled Private Money in the market - an individual looking to build a lending shop by using personal funds - this is out there but these guys are not cheap on points or rate and they have rules and guidelines like anyone else, so really the difference between them and hard money is nothing other than appraisal perhaps. 

I’m a local real estate guy and could definitely use your services.

One guy used white rubber cement, left in big blobs everywhere because he thought it just peeled off after he was done.

I have spent literal decades working jobs that I often hated because they paid well in order to provide a nice life for my family.

My sales guy, Ben, mentioned that he did 20+ deals since joining the program and 8 of his deals were funded though the Springboard Funding program. 

I did it, because I had no choice, but I would not recommend it.The pictures below are all (young me) me, including the guy inside the septic system.

Guy has many assets he owns via Sub-to so you're gonna have bad deals.
