You are then killing your momentum and going back into savings mode to get from 1 property to 2.

My best advice is to know that taking action is building momentum, not buying.

Armed with the knowledge and a little momentum from finding deals, continue to find more deals and lean-in to the economies of scale you are creating.

I just don't think you're going to get meaningful returns on some random property thousands of miles away that is going to help you build momentum in any way.
