Rentvine's excellent customer service spoils me, and I can't imagine using software with lousy customer service. 

You are buying a business with yaught club services, bait and fishing, fuel, etc.

I personally don’t want to be in the BUSINESS of running a consumer service.  

E&O probably isn't needed unless you are offering advisory services. 

Though DSCR gives you a better picture of how the property is projected to perform vs debt service, you can't rely solely on one measure to make a purchase decision. 

The programs he's cutting employ a lot of good people and provide a lot of good services to the country.

Only certain ones have a seperate desk (beyond the DMV), called index services. 

You hired someone to do a service for your benefit , YOU pay . not the seller
