It does take numbers to make money.  

This would be a waste of everyone's time and money.

Tax free money is huge.I may have 100k of instant equity so I don't care about about tax write offs.

You said, "I'll have to put in extra of my own money for reserves..."

Assume you have cash currently earning 4.6% in high yield savings.

I have $150k in cash that I received from an inheritance and would like to use it to invest in real estate(I already have 6 months of reserves of my own money saved).

Just make sure you are saving towards those slow months during the peak months, buy a deal at the right price (don't overpay just because its a turnkey STR or you think it will make more money than projected), and look into ways to increase bookings during those slow months with some marketing and operation tweaks. 

Not too bad in my opinion considering I pulled that money from my line of credit and didn’t have to tap into any of my current savings.

I have both, but LTR'S is where I have and still make the most money.
