The money is deposited in the 1st even, if it’s a Sunday or a holiday, it can’t bounce, and it can’t be taken back. . 

Personally, I would keep the property but I don't know your situation and if you could better use the money elsewhere.

There are lenders that do not have this requirement of course, but they are mainly hard money lenders or local portfolio style banks. 

While I want to make money, I am not greedy, and believe that if I can come up with the right model, I might be able to scale my MTR cash flow?   

I was thinking - go ahead and sue, when discovery comes into play and they have to testify under oath (for example were they raising money properly and how were they managing money) - many will not want to answer that question while on the stand. 

(I also don't understand how you have a hard money loan with a rate of 7.25%...)offering an equity position that you then buy out in just a few years seems like way too much complexity and risk when you say you just need 30K. 

BUY some properties that will make you more money than the promotion that you are going to get for a couple of years.

I am on my first BRRRR and the issue is lenders keep only wanting to lend on 80% of the purchase price and not the actual appraised value, which would keep my money tied up on the rehab portion as well as 20% of the purchase price.
