I know they recently passed ordinance/laws on ADU's last summer, if I'm not mistaken. 

Our lot has some slope to it which increases foundation costs and we were under a mistaken impression on sq ft cost when we started, so we designed something bigger than we needed.I will say costs have come down since then and we are moving forward. 

I think you are mistaken, unless they are obeying some local ordinance in your area, which I have never heard or seen them do before.

I probably won't book any place that does not have instant booking turned on in the future.If I am not mistaken, instant book is a search criteria on one of the platforms, and if you are not doing that, then your pool of potential customers is smaller by some degree.  

But if I'm not mistaken (bc she was talking pretty fast) after that was paid it would be something like $2,500 a month for membership fees.

Regular properties are probably in a better position because people always need a place to stay, and if I'm not mistaken back during COVID if you had a tenant who couldn't work you could call your bank and pause the mortgage.
