ya that's basically mission impossible under the scenario you outlined.There is a lady I know from Oregon and this was her and her moms experince.They bought a duplex  ran that for a few years sold and bought a 4 plex ran that for some years then they were able to buy a 8 unit  then next step was a 20 unit. 

This off season, mission beach was the most dead since the Great Recession (excluding COVID lockdown periods).  

As with any business having a mission, strategy and plan with guide success.

Has the Fed accomplished their mission?

Unless you have buyer-in-hand or some other mission (e.g. subsidized housing or religious-based motives), I seriously think the risks are way more substantial than most people could handle.

Unfortunately, Ellsworth has different mission sets and will not be in the mix for those funds.
