Either you sell at a higher price and give him the controlling unit or somebody else sells and you're left holding the bag.This guy wants the whole building to take it private and convert to apartments.Somebody else will stand in his way and prevent that, but their life will be miserable.

If they make your life miserable and you want them gone...good luck.Yes it gives the tenant more "freedom" to leave.....but it also makes them "fear" that if they mess with you, then you get to kick them out very quickly.

A 203k is what I used on our personal home and let me tell you, it was a MISERABLE experience, but at the time, it was our only option as I had just started a new job and had to do a 90-day "trial" as a contractor.

For sure most flippers have miserable margins and will get wipped out at the next market downturn, but for those who find decent deals with say 20% net margin and have 20% equity in the project they could double their money in the span of less than 6 months
