I havent relocated for opportunities but have some experience with Mid-term rentals - For MTR I would find major hospitals and then search the houses around them, if they are priced really high / numbers wouldnt work, eliminate that market.

I have 8 long-term units, 3 mid-term units.

I am seeing interest rates start in the mid 6% range for foreign nationals here in Florida.

My wife and I have done all the terms (short, mid, long term rentals) and have done some live in flips.

Plus the challenge with mid term is you are generally on the hook for things like internet, utilities, etc.

I do mostly long term rentals but have a few short term and mid term properties as well.
