Don't count out the bay area for appreciation.. there is no more land.. the economy there in that 9 bay area counties is probably larger that 90% of the countries in the world... fine minds flock there .. its a melting pot of very brilliant entrepreneurial people .I look at it more like a London..

If we ever do get snow it rarely sticks and melts by the time the sun comes up in the morning.

So, this is purely "HVAC 101".Where I live, the purpose of having them in the floor under the window is to keep the windows warm in the winter so they don't sweat/frost and the wood frames rot when the frost melts.

I feel like if you don't evaluate the property within a few days and make an offer you've lost it; especially the homepath properties.I was talking with my father's fiance who is a real estate agent for Caldwell Banker and she was saying that they are waiting until after Easter when the snow is melted to start listing some of their portfolio, although she sells in a higher price point market where homes go for between $700,000 and $1,500,000.  

And I unfortunately had to personally forclose or take deeds in Lui from about 200 of these LA based investors... thank GOD I got out of Detroit before the total melt down..

One MELTED and could have burned the home down.You can get aluminum rated plugs and switches OR put the terminals on existing.

@Adam Klugh  OK I have been a HML in my days .. and I did loan in Detroit in the early 2000s and got out before the melt down.that said. here is what I see on BP all the time.this OP who says 6 to 7 % money that TOTAL BS there is no 6 to 7% HML's BANK loans to a very established borrower who can show years of track record lots of money in their bank and I don't mean 20k . 

Many newer buildings have vinyl siding that melts very easily or can catch fire.Do not apply starter fluid after the fire has been lit.

And arguably, when the melting begins, flat roofs are less likely to have mass chunks of snow slide off... common among pitched roofs, and when it happens, gutters are often damaged or torn down and shrubbery and the like below, may also be damaged.
