When you say he is on the paper work ... you mean you used his credit and finacials to qualify for the loan.. and he is as stated an owner of record.If you can't work it out.. a mediation service may work well for you.. your not the first one to go through this stuff.. you also may be deem married in common law.. depending on your state so the break up would be handled just like you were married.

I will no longer accept those that lived with family in the years prior, as I assume now that that is a cover-up for an eviction (the eviction may have gone to mediation and not finished and thus wont' show as eviction)

Plus, then that seller is giving you equitable interest in the property, and if you stop paying rent it's not an eviction process, it's full blown litigation/arbitration/mediation due to the buyers equitable interest via the rent credit.
