I think the OP is lucky not to have experienced catastrophic failure yet.

There will always be a level of fear of failure and you will most likely experience some, mitigating that with diligence will keep you in a healthy state of paranoia.

Do you have a a significant budget to get plumbing, electrical, mechanical, etc to the building? 

The threats of leins were not working, as truthfully I had no idea how mechanical liens worked at the time and would just contact a lawyer who did understand them. ( I since have, a lien was placed and it was fraudulent) He began to dismantle the electric after breaking into the breaker box.
