The benefit of old homes imo is that I go in and redo all of the systems and have basically a brand new house that I know was done right bc I oversaw everything.Most new homes are built with cheaper materials than the homes built in 1900.

We have a clause in our lease that plumbing clogs not caused by mechanical/material defects in the plumbing will be charged to the tenant, and if your lease doesn't have similar I would recommend such a clause.

I don't work on houses, but I have to use B and A-basis values for material strength which in effect means the real material will end up being 20%+ stronger (depend on the material).

As for the lack of burnable material in the Palisades and other areas now, insurers will want to rebuild reserves and augment reserves for the next time, not to mention not exposing themselves to risk on this scale again.what I see happening is that the government will simply cut the Gordian Knot by using eminent domain to seize properties and redesign/rezone the whole area so that it's more defensible against natural- and human-caused catastrophe.
