For me, adding value is table stakes (and that helps with scalability).

Maybe you  can try a joint partnership with an experienced Investor/flipper and get your feet wet , you would be bringing capital to the table so I am sure many people would like to do that with you:)

Wow this is the Ugliest table i've seen in years.

They tell you 8% then charge you 9.35% at closing knowing you won’t leave the closing table.

In fact, I just tossed away an amortization book of tables that I've had for almost 30 years, when we were doing some winter cleaning - the lowest rate it went down to was 7%.

I'm coming up on policy renewal and, unfortunately, Obie no longer has a realationship with that carrier so I'll be curious to see what they bring to the table as other options.Overall, nothing negative to say about them.

@Samuel Gebretnsae You have two choices. 1) Walk away and leave your money on the table. 2) Go ahead with the deal and take a leap of faith that the repair was done correctly.

That leads you down the path of refinancing your first mortgage into the construction financing or coming to the table with $$$.
