My main issue right now is sites where search parameters are such that I have to search one case number at a time. 

Though, my main goal is to be break-even or close to it in cash flow once a property manager steps in to take over. 

Now she's looing at insuring it mainly as her vacay cabin, and get a separate liability policy via Proper/Lloyds of London... not even sure she can do that , but we're trying to get creative as it's very necessary. 

I am trying to target a savvy investor or younger buyer who want to house hack while living in main home to help with the cost of ownership. 

Therefore, working with a single real estate agent doesn't make much sense as it will limit you to his/her very limited inventory and he/she might have as main objective to sell a property to you take advantage of your lack of knowledge of the market.

Recently, I created a Series LLC with separate DBAs (per advice from my CPA), but I haven't done the deed transfers yet.My main concern is the due-on-sale clause – if transferring the deed to the LLC triggers an issue with my lender.

They can also be fairly remote and off the main "retail corridor" not always but its common.
