I've seen programs that go down to a $100,000 USD loan amount for foreign national DSCR loans.

The loan would be $1M+.

Since 75% of the proposed income more than offsets the PITI of the loan, it's a wash.  

Tenant covenants and agrees to pay interest at the maximum lawful rate or eighteen percent (18%) interest, whichever is less, compounded annually, on all unpaid Rent, damages, and other amounts owed by Tenant, excluding late fees, from that date of Landlord’s final accounting until such time Tenant pays all such outstanding amounts.

The main problem is that most customers just look at the bottom line and mortgage loan officers know that. 

Have you spoken to multiple banks and loan officers about your situation.

Interest rate is 6.3 and cash to close was $23,500.00 due to higher closing costs with DSCR loans.

But a DSCR is a loan where the property is already renovated and ready to be leased or is leased.
