Once you invest in a fund, you've relinquished the single most important control valve you have: determining what investments your hard-earned capital goes towards acquiring.

I just didn’t like that feeling of someone else having control of my money. 

In my opinion a fully passive RE investment is the most risky because you give total control to others. 

If they gift it to you it's tax-free (as long as they're under the lifetime gift limit around 14 million) they may have to file a gift return though, but there won't be tax due. 

Once you go to 7 beds or more there are much stricter facility requirements, including but not limited to, fire suppression systems, added points of egress, Individual Response System, and much stricter staffing ratios. 

I will be here for 6 months to a year and looking to continue hands on support/experience.I am a construction manager and have a lot of background in contractor management, site scheduling, and quality control.

I don't have a lot of time or bandwidth to invest in a fixer-upper and I would like something with limited work.  

The exception being condos where the common heat was not in our control.
