If you plan to scale ask your largest commercial RE broker for some recommendations.  

I thought it was really beneficial... until the last day, when they guilt tripped you into buying the packages I think the lowest was like $10k and the largest program was somewhere around $60k.

I am in the process of purchasing a 6-unit and am dealing with that same question of how to reduce heating costs, as the oil bill is by far the largest expense. 

Truly sad part for Clayton is he could have been one of the largest if not the largest re seller of turn key homes in America.. he still Is at it but man he really shot himself in the foot by not owning this stuff. and for sure he knew what was happening one cannot hide behind the fact that investors and anyone just doing a cursory drive by of a non rehabbed home that was suppose to be rehabbed.. any way.. should be interesting to see if he gets away scott free other than defending the multitude of lawsuits that are no doubt pending.

Reno is a good spot because of the various industries, proximity to capital in CA, recreational activities, and low taxes.

You should try working in the industry for a little while in order to better understand it before trying to recreate it!
